Land Registry searches & documents
Order official documents and searches on their own — no full report needed. We obtain them directly from HM Land Registry and email them to you. Covers all registered land and property in England and Wales.
Title documents are sold at cost: you pay the HM Land Registry fee plus 50p per document card processing. Our business is due diligence, not document markup.

You'll receive a short written summary of who owns the property or land, plus the official register PDF (typically 3–6 pages). The title plan (map) isn't included. If you want that too, choose the Official Copy of the Register & Title Plan instead.

You'll receive the official register PDF (typically 3–6 pages) plus a short written summary. The title plan (map) isn't included — if you want the register and the plan together, choose the Official Copy of the Register & Title Plan. The older scanned deeds are separate; see the Deeds Pack.

Official Copy of the Register & Title Plan
The official HM Land Registry register and title plan for any registered property or plot of land.
You'll receive two official PDFs: the register (typically 3–6 pages: current owner, price paid, rights, restrictions and charges) and the title plan (usually 2 pages, the official map with the boundary edged in red). It does not include the older scanned deeds such as the signed mortgage deed, transfers or conveyances. Those are separate documents; see the Deeds Pack.

Complete Title Pack
Everything HM Land Registry holds on a title: register, title plan and all filed deeds, in one order.
You'll receive the register PDF (typically 3–6 pages), the title plan PDF (usually 2 pages), and a PDF of each deed HM Land Registry holds on file. Most titles have one to three deeds of 2–20 pages each. HMLR can only supply deeds it has scanned; very old deeds are sometimes not held.

Deeds Pack (referred documents)
The deeds referred to in the register: older conveyances, transfers and agreements (form OC2).
You'll receive a PDF of each deed HM Land Registry holds on file for the title, typically the signed mortgage (charge) deed plus transfers and conveyances with their covenants. Most titles have one to three such documents, each usually 2–20 pages. HMLR can only supply documents it has scanned; very old deeds are sometimes not held.

Bankruptcy Search (Land Charges form K16)
Check the Land Charges register for bankruptcy entries against a person's name.
You'll receive the official K16 search certificate PDF (usually 1–2 pages) showing either no entries or the bankruptcy entries registered against the name searched.

Land Charges Full Search (form K15)
The full Land Charges search against a name. Due diligence for unregistered land.
You'll receive the official K15 full search certificate PDF (usually 1–3 pages) listing any land charges, pending actions, writs or orders registered against the name over the period searched, or confirming there are none.
