An official copy is the definitive, court-admissible record of who owns a registered property, the extent of the land on the title plan, and the rights, covenants and charges affecting it. We obtain it directly from HM Land Registry and send you the official PDF.
What you get
- ✓Official copy of the register (proprietor, tenure, price paid, restrictions, charges)
- ✓Official copy of the title plan showing the boundaries
- ✓The genuine HM Land Registry PDF, not a re-typed summary
What you'll receive
You'll receive two official PDFs: the register (typically 3–6 pages: current owner, price paid, rights, restrictions and charges) and the title plan (usually 2 pages, the official map with the boundary edged in red). It does not include the older scanned deeds such as the signed mortgage deed, transfers or conveyances. Those are separate documents; see the Deeds Pack.

Common questions
Can't I get this from gov.uk directly?
Yes — and we charge you the same £7 HM Land Registry fee per document, plus 50p card processing. We sell official documents at cost: our business is due diligence (Plot Reports), not document markup. Unlike gov.uk you get no account to create, and a plain-English summary where shown.
Are these official documents?
Yes. Every document is an official copy issued by HM Land Registry — the same court-admissible PDF a solicitor would order, not a re-typed summary.
How quickly will I receive my documents?
Usually within minutes during HM Land Registry service hours (6:30am–11pm, Monday to Saturday). Orders placed outside those hours are delivered when the service reopens.
What if the property or land isn't registered?
The free search checks first. If there's no registered title, you won't be asked to pay.
What's the difference between the register and the title plan?
The register is the written record: owner, price paid, mortgages, covenants and restrictions. The title plan is the official map showing the registered boundary. Register + plan together is the £15 option.
