How the land valuation works

Land in England and Wales rarely has a single obvious price. The same acre can be worth a few thousand pounds as grazing or several hundred thousand with planning permission. Our estimate starts from regional per-acre rates for the land type you choose, then adjusts using evidence: recorded sales near the plot from HM Land Registry price paid data, the size of the plot, road access and any planning permission you tell us about.

When you pick a registered parcel on the map, we measure the boundary itself rather than relying on a guessed acreage. That matters, because per-acre rates fall as plots get bigger, and a wrong size estimate moves the value more than any other single input.

The result is a guide range, not a formal valuation. What the land is really worth turns on what a buyer is allowed to do with it.
