1. Who we are
BuyLand.co.uk is a trading name of Malden Ltd, a company registered in England and Wales under company number 11672272. Our registered office is at 20–22 Wenlock Road, London, England, N1 7GU. You can reach us at info@buyland.co.uk.
2. About these terms
These terms govern your use of BuyLand.co.uk (the “Service”). By using the Service or buying anything through it, you accept these terms. If you don't accept them, please don't use the Service.
3. The Service
BuyLand.co.uk provides due-diligence information about land and property in Great Britain: paid Plot Reports, official HM Land Registry documents and searches, digital guides and packs, plot-monitoring subscriptions, free indicative valuations, and editorial content. We sell information and documents — we don't sell land, act as an estate agent, or take any part in property transactions.
4. Accounts
- You must be 18 or over and able to enter contracts in the UK.
- You sign in with a one-time code emailed to you — keep that email account secure, as anyone with access to it can access your purchases.
- Information you give us must be accurate.
- You're responsible for everything done under your account.
5. Fees, digital products and refunds
Browsing, guides, free plot checks and free valuations don't cost anything. Paid products — Plot Reports, official HM Land Registry documents and searches, digital packs and subscriptions — are priced as shown at checkout and paid by card via Stripe.
Our paid products are digital content, delivered by email or unlocked online, and delivery starts as soon as you complete checkout. By purchasing, you agree to immediate supply and acknowledge that you lose the 14-day cancellation right under the Consumer Contracts Regulations 2013 once delivery has begun. This means digital documents, reports and packs are non-refundable once supplied, except where we fail to deliver what you ordered or a refund is required by law. If something goes wrong with an order, contact us — we'd rather fix it than argue about it.
6. Reports, valuations and data
Plot Reports and similar products compile information from official and public sources (including HM Land Registry, planning records and environmental datasets) as at the date they're generated. We work hard to present that data accurately, but we don't control the underlying sources and can't guarantee they're complete, current or error-free. A report is a research tool, not a substitute for the searches, surveys and legal advice you should obtain before buying land. Free valuations are indicative estimates, not a formal RICS valuation.
7. Official documents
HM Land Registry documents and searches are supplied to us by HM Land Registry and passed on to you. They're subject to Crown copyright and HM Land Registry's own terms; you may use them for your own purposes but not resell or republish them. Availability depends on HM Land Registry's services and hours; where an order is delayed or a document turns out not to exist, we'll tell you and put it right or refund that item.
8. Subscriptions
Plot Watch and other subscriptions renew automatically until cancelled. You can cancel any time from your account or by contacting us, and cancellation takes effect at the end of the paid period. Alerts depend on third-party data feeds and are provided on a best-efforts basis.
9. No professional advice
Nothing on the Service — including reports, guides, packs and calculators — is legal, tax, financial, planning or surveying advice, and content about planning law applies to England only unless stated otherwise. Before acting on anything we provide, get advice from a suitably qualified professional on your specific circumstances.
10. Acceptable use
You must not, in connection with the Service:
- Use it for anything illegal, fraudulent or harassing, or to look up individuals for improper purposes.
- Impersonate anyone else or buy documents by deception.
- Scrape the Service, or resell, republish or redistribute our reports, packs or content without permission.
- Share gated purchases (such as digital packs) beyond your own household or organisation.
- Interfere with the Service, attempt to gain unauthorised access, or upload malware.
11. Intellectual property
The Service and everything we create for it (reports, guides, packs, generated documents, design and code) belong to Malden Ltd or our licensors. When you buy a digital product you get a personal, non-transferable licence to use it for your own purposes — including sending generated letters to councils and sharing a report with your own professional advisers — but not to resell or republish it.
12. Third-party links
We sometimes link to third-party sites (including, openly, our sister sites). We don't control those sites and aren't responsible for their content or practices.
13. Liability
Nothing in these terms limits liability that can't lawfully be limited (for example, death or personal injury caused by our negligence, or fraud). Subject to that:
- We provide the Service “as is” without warranties of any kind.
- We're not liable for decisions you make in reliance on reports, documents or content — see sections 6 and 9.
- We're not liable for errors or omissions in data supplied by third parties, including HM Land Registry and planning authorities.
- We're not liable for indirect or consequential loss, loss of profit, loss of business, loss of data, or loss of opportunity.
- Our total liability to you is capped at the greater of £100 and the amount you paid us for the product giving rise to the claim.
14. Suspension and termination
You can close your account at any time by contacting us. We may suspend or close an account if you breach these terms, or if we're required to by law. Where we can, we'll tell you why and give you a chance to put things right. Closing an account doesn't entitle you to a refund for products already supplied.
15. Changes
We may update these terms from time to time. The “Last updated” date at the top tells you when. Material changes will be flagged on the site or by email. Continuing to use the Service after a change means you accept the new terms.
16. Governing law
These terms are governed by the laws of England and Wales. Disputes are subject to the exclusive jurisdiction of the courts of England and Wales, except that consumers in other parts of the UK may also bring proceedings in their local courts.
