1. Who we are
BuyLand.co.uk is a trading name of Malden Ltd, a company registered in England and Wales under company number 11672272. Our registered office is at 20–22 Wenlock Road, London, England, N1 7GU. You can reach us at [email protected].
2. About these terms
These terms govern your use of BuyLand.co.uk (the “Service”). By creating an account or using the Service, you accept these terms. If you don't accept them, please don't use the Service.
3. The Service
BuyLand.co.uk is an online marketplace connecting people who want to buy or sell land in the UK, along with related guides, valuations and editorial content. We are a venue: we don't own, sell, value, or guarantee any of the land listed by users, and we're not party to any transaction between a buyer and seller.
4. Accounts
- You must be 18 or over and able to enter contracts in the UK.
- You sign in with a one-time code emailed to you — keep that email account secure.
- Information you give us (name, agency details, etc.) must be accurate.
- You're responsible for everything done under your account.
5. Listings and content you post
- You must own the land, be authorised to market it, or have the seller's permission to post.
- Listings must be accurate, up to date, and not misleading.
- You must not infringe anyone's rights — including using photos you don't have permission to use.
- Listings are reviewed before going live; we may decline or remove anything that breaches these terms or the law.
- You grant Malden Ltd a non-exclusive, worldwide, royalty-free licence to host, display and distribute the content you submit, solely to operate the Service.
6. Buyers and contact
Buyers contact sellers through our in-platform chat. Personal contact details are private unless a user chooses to share them. Use the chat to ask questions and arrange viewings; don't harass other users or use the Service to send unsolicited marketing.
7. Fees
The Service is currently free for owners, agents and buyers. If we introduce charges in future, we'll give you reasonable notice and you'll have the chance to opt out before any fee applies to you.
8. Acceptable use
You must not, in connection with the Service:
- Post listings for land you have no right to sell.
- Post anything illegal, fraudulent, defamatory, obscene or that promotes discrimination.
- Impersonate anyone else.
- Scrape, copy or republish other users' listings or our content without permission.
- Interfere with the Service, attempt to gain unauthorised access, or upload malware.
- Use the Service for spam, unsolicited marketing or automated bulk messaging.
9. No professional advice
Our guides, valuations and editorial content are general information only — they aren't legal, tax, financial or planning advice. Before buying or selling land, get advice from a suitably qualified professional. Land valuations on the Service are indicative estimates, not a formal RICS valuation.
10. Third-party links
We sometimes link to third-party sites (including, openly, our sister sites). We don't control those sites and aren't responsible for their content or practices.
11. Liability
Nothing in these terms limits liability that can't lawfully be limited (for example, death or personal injury caused by our negligence, or fraud). Subject to that:
- We provide the Service “as is” without warranties of any kind.
- We're not liable for the conduct, listings or representations of other users, nor for the outcome of any transaction between users.
- We're not liable for indirect or consequential loss, loss of profit, loss of business, loss of data, or loss of opportunity.
- Our total liability to you in connection with the Service is capped at £100.
12. Suspension and termination
You can close your account at any time by contacting us. We may suspend or close an account if you breach these terms, or if we're required to by law. Where we can, we'll tell you why and give you a chance to put things right.
13. Changes
We may update these terms from time to time. The “Last updated” date at the top tells you when. Material changes will be flagged on the site or by email. Continuing to use the Service after a change means you accept the new terms.
14. Governing law
These terms are governed by the laws of England and Wales. Disputes are subject to the exclusive jurisdiction of the courts of England and Wales, except that consumers in other parts of the UK may also bring proceedings in their local courts.
