What the property records actually tell you
Every registered property and plot in England and Wales has a title held by HM Land Registry. The register for that title records who owns it, what they paid, whether a mortgage is secured on it, and the rights and restrictions that bind the land, such as covenants and rights of way. The title plan shows the registered boundary drawn on an Ordnance Survey base map.
The search on this page is free and checks the register directly. You will see the title number, the tenure and the registered boundary before spending anything. The documents themselves are official copies issued by HM Land Registry, which means they are admissible in court and identical to the copies a solicitor would order. We add a written summary to owner lookups so you are not left to decode the register entries on your own.
Around fifteen per cent of land in England and Wales remains unregistered, usually land that has not changed hands since compulsory registration began in its area. If a search comes back with no registered title, that is a finding in itself. Our Plot Report covers unregistered land too, because the planning and environmental checks do not depend on the register.
Can't I get this from gov.uk directly?
Yes, and we charge you almost exactly what gov.uk does: every document is £7.50, which is the £7 HM Land Registry fee plus 50p card processing. We sell documents at cost because our business is due diligence, not document markup. Unlike gov.uk, your Title Register comes with a plain-English breakdown of who owns the property, what they paid, any mortgage, and the restrictions that matter, with no account to create.
What's the difference between a Title Register and a Title Plan?
The Title Register is the written record: owner, price paid, mortgages, covenants and restrictions. The Title Plan is the official map showing the property's registered boundary. Our £15 Official Copy includes both, priced at cost as two documents.
Why are you so much cheaper than other document sites?
Because we sell at cost. Many third-party websites charge £30, £60 or more for the same official documents HM Land Registry supplies for £7, relying on customers not knowing the official fee. We charge the HMLR fee plus 50p per document card processing, and we tell you exactly what that fee is. Our business is the Plot Report and due-diligence work, so the documents carry no markup at all.
What's the catch?
There isn't one. What if the property isn't registered?
More than 85% of land in England and Wales is registered. If your search finds no registered title, you won't be charged — the free search tells you before you order anything.
I'm checking a plot of land, not a house — is this the right product?
