You'll receive the register PDF (typically 3–6 pages), the title plan PDF (usually 2 pages), and a PDF of each deed HM Land Registry holds on file. Most titles have one to three deeds of 2–20 pages each. HMLR can only supply deeds it has scanned; very old deeds are sometimes not held.

Common questions
Can't I get this from gov.uk directly?
Yes. HM Land Registry charges £7 a document at gov.uk; we charge £7.50, which is that same fee plus 50p card processing and nothing else. The 50p buys you no government account to create, a plain-English breakdown of who owns the property, what they paid, any mortgage and the restrictions that actually matter, everything in one order, and a phone number that gets answered if something isn't clear. If you'd rather go direct, do — we'd rather you knew the option existed than found out afterwards.
Are these official documents?
Yes. Every document is an official copy issued by HM Land Registry — the same court-admissible PDF a solicitor would order, not a re-typed summary.
How quickly will I receive my documents?
Usually within minutes during HM Land Registry service hours (6:30am–11pm, Monday to Saturday). Orders placed outside those hours are delivered when the service reopens.
What if the property or land isn't registered?
The free search checks first. If there's no registered title, you won't be asked to pay.
How is this different from ordering the documents separately?
It's the same official documents at the same at-cost price: the register and title plan (£15) plus every filed deed at £7.50 each. The pack simply saves you placing separate orders, and everything arrives together in one email.
Which document do I need?
Not sure? Most people want the Owner Lookup (£7.50) — it names the owner and lists the charges and restrictions. Add the title plan only if you need the boundary map.
