The register often refers to documents that contain the detail: leases, transfers, conveyances and deeds of easement setting out rights of way, covenants and obligations. We obtain official copies of those referred documents (an OC2 request) from HM Land Registry.

What you'll receive

You'll receive a PDF of each deed HM Land Registry holds on file for the title, typically the signed mortgage (charge) deed plus transfers and conveyances with their covenants. Most titles have one to three such documents, each usually 2–20 pages. HMLR can only supply documents it has scanned; very old deeds are sometimes not held.

Are these official documents?

Yes. Every document is an official copy issued by HM Land Registry — the same court-admissible PDF a solicitor would order, not a re-typed summary.

How quickly will I receive my documents?

Usually within minutes during HM Land Registry service hours (6:30am–11pm, Monday to Saturday). Orders placed outside those hours are delivered when the service reopens.

What if the property or land isn't registered?

The free search checks first. If there's no registered title, you won't be asked to pay.

What's an OC2, and what are referred documents?

The register often points to older documents that contain the detail — conveyances, transfers and agreements with the covenants and rights written out in full. Ordering copies of those is what HM Land Registry calls an OC2 request; we do it for you and email each deed HMLR holds.
