The register often refers to documents that contain the detail: leases, transfers, conveyances and deeds of easement setting out rights of way, covenants and obligations. We obtain official copies of those referred documents (an OC2 request) from HM Land Registry.

What you'll receive
You'll receive a PDF of each deed HM Land Registry holds on file for the title, typically the signed mortgage (charge) deed plus transfers and conveyances with their covenants. Most titles have one to three such documents, each usually 2–20 pages. HMLR can only supply documents it has scanned; very old deeds are sometimes not held. Note: this pack covers documents referred to in the register. A document that isn't referred to (for example a later transfer between owners) needs a special request handled by an HMLR caseworker — email us at info@buyland.co.uk and we'll arrange it at the same at-cost price. Leasehold buyers: the original lease is often filed under the freehold (landlord's) title rather than the flat's own, so it may not appear in this pack — if it doesn't, reply to your delivery email and we'll locate it for you.

Common questions
Can't I get this from gov.uk directly?
Yes. HM Land Registry charges £7 a document at gov.uk; we charge £7.50, which is that same fee plus 50p card processing and nothing else. The 50p buys you no government account to create, a plain-English breakdown of who owns the property, what they paid, any mortgage and the restrictions that actually matter, everything in one order, and a phone number that gets answered if something isn't clear. If you'd rather go direct, do — we'd rather you knew the option existed than found out afterwards.
Are these official documents?
Yes. Every document is an official copy issued by HM Land Registry — the same court-admissible PDF a solicitor would order, not a re-typed summary.
How quickly will I receive my documents?
Usually within minutes during HM Land Registry service hours (6:30am–11pm, Monday to Saturday). Orders placed outside those hours are delivered when the service reopens.
What if the property or land isn't registered?
The free search checks first. If there's no registered title, you won't be asked to pay.
What's an OC2, and what are referred documents?
The register often points to older documents that contain the detail — conveyances, transfers and agreements with the covenants and rights written out in full. Ordering copies of those is what HM Land Registry calls an OC2 request; we do it for you and email each deed HMLR holds.
Which document do I need?
Not sure? Most people want the Owner Lookup (£7.50) — it names the owner and lists the charges and restrictions. Add the title plan only if you need the boundary map.
