How the property valuation works
The estimate is anchored to what has actually sold, not to asking prices. We pull recorded sales at your postcode from HM Land Registry price paid data, bring each one up to today's market using the UK House Price Index, and take the local evidence as the starting point. Your bedroom and bathroom counts then tilt the figure relative to the typical local home, and if the registered plot is unusually large, the extra grounds are valued on top.
Because we find the property on the register, you also see its actual boundary on the map rather than a guess from the address. Sales at the same postcode carry the most weight. Where a postcode has no recorded sales, we widen the search to nearby streets and say so, because an estimate should show its working.
The result is a guide range, not a surveyor's valuation. It will not know about a new kitchen or a subsidence problem. What it gives you is an honest, evidence-based starting point in under a minute, with no email address required.
