Asking prices for land are easy to find and largely fiction. What land actually sells for is harder to see, because completed land sales hide inside HM Land Registry's "other" property class alongside everything that isn't a standard house sale. We pull that class apart for a fixed basket of predominantly rural authorities and publish what the recorded sales say, updated quarterly.

Where does this land price data come from?
HM Land Registry's public price paid records. Land transactions are recorded under the 'other' property class, which we filter to a sensible price band (£2,000 to £5m over the last 12 months) to strip out non-land records. It is the same public dataset solicitors and surveyors use.
Why is there no simple price per acre figure?
Because the recorded data does not include plot sizes, and a single per-acre number would be misleading anyway: a consented building plot and a grazing field in the same county differ in value by a factor of fifty. The medians here show market levels; valuing a specific plot needs its own evidence.
How often is this page updated?

How to read these numbers

  • They are market levels, not valuations. A county's median mixes paddocks, parcels of farmland, woodland and development plots. Your specific acre is worth what its planning position, access and constraints say — which is why the spread inside any authority is enormous.
  • Volume matters as much as price. Authorities recording more land-class sales have more liquid markets: easier to buy fairly, easier to sell on.
  • Recorded completions lag the market by a few months, so these figures describe the recent past, not this week's negotiations.
